Sydney summer storms have a way of finding the weakest point in a home’s electrical system. Most of the time that’s a smoke alarm beeping after a brown-out, or the modem deciding it doesn’t want to play anymore. Occasionally it’s much more serious, and we get the call. We had one of those calls a few weeks ago from a Manly homeowner whose switchboard had taken a direct hit during one of those big late-afternoon southerlies that roll in off the harbour. By the time we got there the power was off, the family was operating on torches, and the meter box had visible water staining inside it. The job that followed was a good case study in why storm damage so often turns into a switchboard replacement rather than a quick repair — and what we did about it.
The Manly call-out
The clients had bought their Manly home about six years earlier — a tidy 1980s brick-veneer up on a sloped block a few streets back from Queenscliff. The switchboard was original to the house: a recessed meter box on the western elevation, exposed to wind-driven rain on the same side that catches the worst of southerly storms. During the previous afternoon’s weather event a gust had ripped the front of the box partly away from the frame, water had got in around the supply cabling, and a brief but very bright flash of light had been seen from the lounge room window. By the time we got there, the main switch had tripped (which is exactly what it was supposed to do), but the homeowners were quite reasonably nervous about flicking it back on without an electrician looking at it first.
What we found behind the door
I always do a careful visual inspection before touching anything in a storm-damaged board. The damage in this case was more extensive than the homeowners had realised. Water staining ran down the back of the enclosure, two of the original circuit breakers had visible scorch marks at the terminals, the neutral link bar showed corrosion that wasn’t going to clean up safely, and one of the cable entries at the top of the box had a perished rubber grommet that had been letting moisture in for years before the storm finally exposed it. The original board was a metal-fronted 1980s enclosure with no safety switches anywhere, ceramic-base wire fuses for the lighting circuits, and an asbestos-backed mounting panel — the trifecta we see across so many older Sydney homes. The storm didn’t cause those issues, but it took advantage of them.
The honest conversation
I sat with the clients on their front step and had the conversation that I’d had a hundred times before. Yes, we could technically replace the damaged breakers, dry the box out, and get them back to power within a couple of hours. No, that wouldn’t be the right thing to do — it would leave them with all the same vulnerabilities the storm had just exploited. The enclosure itself was compromised, the cable entries were perished, the asbestos panel still needed dealing with, and the board offered zero RCD protection on any circuit. The smart move was a full board replacement now, while everything was already exposed and the insurance claim was open. To their enormous credit, they got it immediately. The asbestos side of the job
Any home built between roughly 1940 and 1985 in Sydney is likely to have an asbestos-backed switchboard panel, and Manly’s housing stock is no different. The panel has to come out under a separate work order from a licensed asbestos removalist with proper containment and disposal. We coordinated that for the morning after our first visit — removalist on site early, panel out and certified safe, and we returned with the new board materials in the afternoon. The clients had the kids out of the house during that morning window, which I always recommend. It adds a half-day to the timeline and a real cost line to the job, but there’s no legal way around it for an older board.
The new enclosure and weather sealing
The replacement enclosure is a modern weather-rated meter box, deeper than the original, with proper rubber-grommeted cable entries, an IP-rated front door, and a sealed perimeter that won’t let wind-driven rain through. Insurance and the documentation pack
Storm-damage switchboard jobs almost always involve an insurance claim, and the difference between a smooth claim and a painful one is the quality of the documentation. We photographed everything before we touched it, kept the damaged breakers and the asbestos panel removal certificate, wrote a clear scope of work explaining what was repair-related and what was a code-compliance upgrade, and provided full electrical safety certification on completion. The clients were able to claim the storm-damage portion against their home insurance and pay the upgrade portion themselves, with no argument from the insurer because everything was clearly documented. For any homeowner facing a similar situation, hold off on disposing of anything until your electrician has photographed it.
Power-off time and what installation day looked like
The main board changeover took about five and a half hours with the house de-energised. We rigged a temporary supply for the fridge and freezer from a neighbour’s outdoor power point through a heavy-duty extension lead (Manly’s a good suburb for that kind of neighbourliness), and the kids again went to a friend’s place for the day. By late afternoon every circuit was tested, labelled in plain English on the face of the new board, and the family was back on power with proper safety switch protection on every circuit for the first time in the life of the house. Planning for the next decade
The Manly clients are already talking about solar and a battery for next year, and they’re considering an EV charger when the lease on the current car ends. We built capacity for all of that into the new board — generous space, properly labelled isolation provisions, and a sub-board feed ready to go for the battery’s essential-loads circuit. If your Manly, Queenscliff or North Curl Curl home has an older meter box
The Northern Beaches takes the brunt of Sydney’s worst weather, and salt-laden air is rough on meter boxes year-round. If your home is a 1970s or 1980s build with the original metal-fronted box exposed to a west or south-facing elevation, the chances are very high that water and corrosion are already doing slow damage that won’t be visible until something fails. A proper inspection takes about half an hour and costs nothing, and we’d much rather you call us before the next storm than after.
